Annual Inspections

An annual inspection allows our technicians to identify any problems before they cause long term damage to your system. We can fix any issues before you're stuck out in the heat or freezing in the cold.

Maintenance checklist

Many businesses and homes have a maintenance or service agreement with us. While an annual inspection is minimum everyone should be doing to their system our recommendation is for a bi-annual preventative maintenance that will ensure that your system runs as efficiently as possible whether you need heating or cooling. We will perform the following tasks, depending on the unit:

Inspect unit for proper refrigerant level and adjust if necessary

Clean dirt, leaves and debris from inside cabinet

Check all major electrical components

Inspect coil and cabinet—clean as needed

Inspect fan motor and fan blades for wear and damage—on older models lubricate as needed

Recommend any further actions that are needed to keep your system operating properly

Inspect blower assembly (includes blower housing, blower wheel and motor)

Check combustion blower housing for lint and debris

Inspect evaporator coil

Inspect drain pan and condensate drain lines. Clean as needed

Inspect lines for gas leaks in gas furnaces

Inspect control box, associated controls, wiring and connections

Inspect air filters

Inspect ductwork—check for leaks

Recommend any further actions that are needed to keep your system operating properly
